The location was good. The staff was friendly. The price was reasonable. The owner was very creative. The neighborhood is rough. The property is quirky. Its not handicapped friendly. You probably would not choose this property but for its location.
It was insane! Step in through the shutters and enter a really cool place!! Everything was... perfect! Relaxed, clean, welcoming.... super sneaky becsuse it's right off the hwy! So much was packed into an unassuming facade from the street! A real find! Seriously! We'll be back! There weren't any comment cards in the comment box
This hotel provides an excellent value for the money. The rooms are really nice (even nicer than on the website), the location in the Garden District is good, the streetcar stop for the St. Charles line is just one block away. This makes The Prytania Oaks in my view a much better choice than one of the boring regular hotel chains.
Was a great hotel, although it didn't feel like a hotel at all. Felt like we rented a big house to stay in. The reviews that mention walking to get to breakfast and check in worried me because i want sure how far it was, but when we got there i couldn't believe anyone actually complained about it. Breakfast is right across the street, although we didn't eat there and check in is less than a block away. I walk further when i am home just to get the mail. I would highly recommend anyone that's wants a unique experience to try it out. We parked the car and used the trolley and a few cabs and had a wonderful stay. Will Donatella be visiting this hotel again. If i had to say something i didn't like it would probably be the location. It wasn't bad but i could understand someone not familiar with new orleans to worry. It's right on the edge of the garden district so at night i wouldnt recommend walking around. I did feel safe at the property though.

Hotel room had huge sq. footage - had a couch and table in addition to queen beds. It was also very quiet, had a good night sleep compared to other parts of downtown New Orleans. With the crazy prices for hotels in New Orleans you can say it was an fairly decent deal, but in other cities I'd say it's a bit overpriced for what you get. The hotel staff was friendly and quickly efficient, service itself was fine, but they were very unprofessional looking - shirts were stained, untucked - and they were talking with each other about non-hotel business in front of customers. Even for a no-thrills hotel, I was surprised by the overall lack of presentation.
Helpful staff at check in and after; nice accommodations and room features for us given we had an infant with us--refrigerator with freezer compartment, microwave, brought us a pack and play for our infant; and location is nice as the street car is on the street.

Me an my wife went there for our honeymoon and we loved it. Great staff great location, breakfast was great as well. The room was just what we needed, it overlooked the pool which was amazing as well. N/A
The breakfasts were very good (help yourself ... but lots of choice) and the outdoor area within the bed and breakfast ground was great. The bed was very comfortable and the room very nice and clean. The area around the hotel was run down ... close to the Interstate highway. We had an inside room and did not hear the traffic noise, but had to walk under the highways to get to the French Quarter. The room was not well noise insulated and everyone that walked by the room sounded as if they were in the room ... bad when people walked by early in the morning with noisy shoes (heels on the wooden floor) and talked. When people were quiet walking by the room, it was really nice and quiet and a lovely place to stay.
The inn is decorated lovingly and in keeping with the style of the building.The inn has secure off road parking and the pool area is truely exceptional.The area is covered with tropical plants and a great deal of thought and effort has gone into its construction.The pool area is clothing optional which we enjoyed and so it seemed did all the other guests.A great location and central to everything no car needed.

I loved the room. 2 queen sized beds suited my comfort level. The bathroom was small, but it is a hotel-- at one time it probably had round seat toilets. They should consider finding low water flush round seaters. It could use some upgrading but I didn't find any of the problems I read of in other reviews. Would not walk at night alone here-- but that goes for all of New Orleans for the most part, I did used to live in nola. Oh, this room did not have a flat screen lcd tv. Booking says all rooms have one-- but 234 does not. The lady behind the counter was a pleasure talking to her. Black lady, but can't remember her name. I didn't find much I did not like. Only upgrade the counter tops and lavatory. The lavatory spout is not supposed to swivel.
I have never stayed in a hotel with a loft style second bed.
Room was fine, especially for the price. Location was great, just a block or so from St. Charles Streetcar line. Several restaurants nearby. Lots of interesting Garden District within easy walking distance. AC unit leaked and kept the carpet musty. Not unbearable, but needs attention. We told the desk clerk, but nothing was done. Not a big deal.
The staff there was friendly and very helpful, seemed eager to assist with all my request and questions. My room was actually available a little earlier than what was expected. Hotel is located in a good location with a street car stop practically in front of the hotel (once you walk up to the corner). They even offer streetcar tickets at the front desk. Also, you can't beat the free parking! Even seen a security guard patrolling parking lot at night. Would highly recommend staying there. I know I will next time I visit!
The staff was wonderful! When my partner had trouble with the stairs, they moved us to the first floor to accomodate his illness. Every time the owner saw me hauling something into the building, he offered to carry it for me himself. Breakfast was disappointing - standard continental fare. There are great shops nearby that sell homemade bagels and dougnuts, but they opt for Sam's Club instead. I'd rather see them offer something unique and local than what I can buy for myself at home.
Staff was super friendly and accommodating. Bed was beyond comfortable and the tub alone was worth the stay.

The mansion was beautiful and is well kept. It is an amazing historical landmark. The area is safe and beautiful as well. The staff was very nice. The room we stayed in was very small. It was difficult to move from one side to the other. The bathroom did not have a shower but a claw foot small tub..tall people do not fit. The breakfast was terrible..fruit loops, spoiled milk and 3 day old danishes.
Location for Mardi Gras. Nice hostess. Basement room one star. No nightstands, pillows approximately same age as building. No place to sit and talk in room. Parking on street. no phone, Cont. breakfast not adequate. Doubt AC will suffice in summer. Send inspector before rating.
The price was good. wifi was strong. Hot water. Nice staff. Close walking distance to many restaurants Wifi was $4. Parking was $5 Mattress was horrible in building #1, room #9. FYI.
Price was right General feeling of location and staff greeting did not make me feel comfortable enough to stay. To be fair I checked in much too late and that was my fault. I would stay to anyone who wants to stay here bring a friend and be prepared for a haunted house type of experience.
It's an orphanage from the mid-1800s that was converted in the 1990s to hotel/apartment living. Beautiful old NOLA vibe with great employees. Lots of antiques and old south charm. Very safe part of town. I was out walking at 11 p.m. and had a great time. The bed was hard as a rock.
Finding another hotel to stay at. Broken bed. No phone in room. 1 towel and 1 wash cloth for 3 adults. Half full drink cups on window sill. Dark hallways. Front desk staff eating at front desk. Pool filthy. Two different taxi drivers and dozen local residents stated property was a flop house in worst part of town.
The room was rough, comfortable enough, the house is a cool old building, and the location is very close to the Convention center. The internet is a weak slow signal available only in the common room, which is full of people eating smelly food and watching TV very loudly. There was almost no hot water on the third floor. Expect to take cold showers.
