Pros: I couldn't be happier with my stay at Hotel Vista Premio Kyoto Kawaramachi. I highly recommend this hotel if you're a city dweller. The hotel is centrally located to all the places you should visit in Kyoto City. It's a short walk to the famous Nishiki Market in one direction and wonderful little restaurants by the river at another. It's close to public transportation for day trips around other parts of town. The hotel staff is very helpful with directions and translation. Its not a luxury hotel but the room we stayed in was clean and orderly.

Cons: The beds are unusually firm! It may be a Japanese thing but it was the hardest bed I've slept in during my two weeks an Asia. I would not recommend this hotel if you need a soft mattress.
I knew I needed a larger room because we were traveling with three suitcases and a standard Japanese hotel room would drive me crazy, so I booked a deluxe room with two singles because I was also afraid the queen bed was not large enough for my partner and I so we slept in twin beds like I Love Lucy which was totally fine for three nights.

Cons: You do have to take two metro trains from Kyoto Railway station and then it is about 300 metre walk from the second metro station. It certainly didn't worry us but it may be a problem for a budget ageing traveller who would have to take a taxi if they arrive by train. As I said, we had no problem with that.

Pros: The location is directly extremely nice, at Sanjo and Shijo with a lot of choices to go eating or just have a promenade along the river or small alleys into Gion. Moreover, bus, the Keihan railway as well as the subway station in 5-minute walking distance. The staff was very kind and courteous, and, for Japanese standards, the room size was still very ok.

Pros: The location was excellent - close to transport, Gion district, shopping and food/bar laneways in the evening. The room was warm, cosy, clean and had excellent service. The staff were lovely. Bonus - laundry on our floor, so we could do washing only several metres from our room, and not have to find a laundry mat.

Pros: Nice artisanal feel.

Cons: I usually always prefer paying for breakfast and it looked nicely, but 2200 Yen was a little beyond my personal limit. Luckily, the nice (western-oriented) bakeries outside the door offered small breakfast sets for about 800 Yen and have been always full in the mornings.

Pros: It's fine for a three star, but you are paying for five star which it doesn't live up to.
Cons: It's tricky one hostess was very helpful and another one yelled at us for canceling a cab, it was very strange. The beds are so hard, it was terrible. Also they don't have a bag room so the lobby is absolutely filled with bags because of all the tour groups. Also bar extremely overpriced. Overall it is extremely overpriced for what you get. Use that same amount and go stay in one of the traditional hotels in the cute part of town.

Pros: Good to excellent all around hotel. Staff service was excellent! Within walking distance to the shopping area and Gion. We even waked back from Yasaka Pagoda very comfortably! Just 5 minutes away is a Buddhist temple that only locals go to, which meant that we visited it several times without having to jostle with tourists. As an elder couple, we loved the quietness of the area even with the business district less than 5 minutes away. Good selection of their buffet breakfast. My husband loved and was very grateful to enjoy the chef’s sunny side-up fried eggs.

Pros: Proximity to Kyoto Station Our room was a generous size
Cons: All the in-house facilities incur a cost, have limited hours and the only spa/sauna is for men. All the in-house dining options are costly.
6.5 Good
Pros: Good location near the central Kyoto St. The room was comfortable and clean.
Cons: They asigned us in smoking floor, and the smoking smells was terrible. We asked for a change and they assigned a room two doors beside. Next day they changed yo a better room in other floor.
10.0 Excellent
Pros: The staff, cleanliness, location to the train station.
Cons: Nothing noted
10.0 Excellent
Pros: The comfort of the room and the hotel location
Cons: My assigned non-smoking room smelled cigarette smoke, I had to change the room, however at night it smelled very strong cigarette smoke that I think came from the air ventilation system
8.0 Excellent
Pros: Excellent spotless bathroom with deep tub, fine amenities and endless hot water. Nice night shirts and gowns. Good green tea and coffee in room. Outstanding concierge (M. Keto)!
Cons: Couch in room tired (pull out bed with loose cushions). It would be nice to have a cafe where one could get a coffee and muffin without having to pay 3000 yen for (admittedly excellent) full breskfsst buffet
6.7 Good
Pros: The location is very convenient
Cons: Staff is not very helpful
7.5 Good
Pros: Good location. Short walk to Kyoto station.
Cons: Over priced for what it is. Pillows and bed are terrible. Blanket was smaller then the cover for it. Kept balling up to one side.
10.0 Excellent
Pros: Room was nice size for the location. The breakfast had lots to offer on the buffet, the Japanese style breakfast was a nice change from the normal. Hotel shuttle was nice to get to the train station, was a big plus when it rained one day.
Cons: I was disappointing to find out had to pay for the swimming pool even though we was staying in the hotel.
8.0 Excellent
Pros: The first day, they give us a room in the 5 floor, wich is for smoking people. Wen we make a complain, were change for other room in the same floor. Fortuny the nex day we change to the 8 flor, no smoking and with a beautiful japan is stile
Cons:
9.0 Excellent
Pros: Brilliant little hotel tucked in a quiet corner about 5 minutes away from Kyoto station. There was a convenient shuttle bus that runs from the hotel to Kyoto station. The staff were superb, although some of them spoke limited English, always extremely polite and helpful. Fantastic little Nespresso machine and traditional tea set available in the room, with stylish decorations that really made us feel like we were in the heart of Japan. Close to mall food courts and plenty of convenient stores were stationed around the location. Great place to stay and recharge after a day of wandering about the city.
Cons: Bathroom was on the smaller side, but expected for a standard Japanese hotel. Sometimes the temperature of the water in our showers mildly fluctuated from hotter water to colder water.
10.0 Excellent
Pros: Very good and a little pricey
Cons: Handicap bathroom would probably be safer than a deep bathtub with out friction strips on the bpottom of the tub.
10.0 Excellent
Pros: Fantastic hotel located within an easy 10min walk of Kyoto station. Very foreigner friendly with good dinning options. Ideal hotel for tourists.
Cons: Our toddler was dissapointed that he couldnt go swimming, as the minimum age is 3 years. However this is an understandable safety concern. Just keep it in mind if you have a little one that enjoys the water.

Pros: I stayed four night with my mom in the last week of Nov for the maple season. The location is good, bus stop is just a minute away and you can basically get to all the major spots. However, I’m quite disappointed by the cleanliness later on on fourth day as our housekeeper didn’t chance our towels and just threw our own pillow towel (we brought with us when travel for hygiene purpose) on the sofa. Also the kettle was dirty, but the front desk staff was very nice and change another one right after my complaint.

8.3 Excellent
Pros: Great price, good location Room was clean with good amenities
Cons: The hotel did not have a self-serve laundry onsite. There was someone smoking in the hotel on our level. The hallway smelled of really strong cigarette smoke. We informed the staff and they did nothing about it! (I'm pretty that this hotel is non-smoking...) A/C didn't seem to work & the room was a bit stuffy (windows did not open at all) Also, the bathroom fan was not working
6.7 Good
Pros: The was room of a good standard. They provide a free cell phone which was helpful
Cons: The air con had been changed from cooling to heating but management seemed unaware it was still quite warm. I had to open a window to cool the room however when I did that The noise from the construction (which started 8am was very loud) so relaxing was difficult Although parking is available at extra charge the hotel give no directions prior to going to the hotel. So you have actually go into the foyer of the hotel to get directions.

It's a walk from the train station but doable. For the cheaper price, it's worth considering. I did not try the bathing rooms.

Cons: I had nasal sensory overload at this hotel. Between the smoking room right by the front desk (where one leaves the key), cleaning products in the elevator, chemically personal products and room that smelled whenever we ran the ac and fogged up otherwise, it was too much. The exhaust from the buses would come in when we opened the window on the street side. Definitely cheaper products are used here.

10.0
Pros: One of my favorite stays in Japan so far. For Japan business hotel standards the room was huge, I took a nap upon arriving and didn't wake up until nighttime. Bathroom was also very big with a great oval tub. Did a 6kg laundry wash for 500 Yen, 4 shirts, 2 pants, 4 boxer briefs and 6 pairs of socks. It takes two hours but everything was dried perfectly for that amount of a load. Take exit 26 at Shijo station for the escalator closest to the hotel. Family Mart and 7-11 close by, but there is also a Fresco supermarket across the street for a more varied choice. Stay here if you get the chance, I had a wonderful stay.

Pros: The breakfast can be ordered through a coupon acquired at the hotel. This breakfast is a continental style at a reasonable price. I find that the hotel is very well located and very silent. No noise at all from the busy street. The room is well equipped with tea/coffee cooking device, free use of a safebox, lots of utensiles at the bathroom, good ventilation and a comfortable bed. Subway stations are within short walking distance (both east and west). I will be happy to make a reservation here again in future, if I travel to Kyoto.

Pros: One of the staff (Male - The tall guy) refuse to help us to call restaurant to make reservation which make us really upset. We need their help because we do not know how to speak Japanese. The rest of the staffs are very friendly and also willing to help. Some even willing to give their recommendation. The bed is hard - For me is good as I stayed more than 3 days.
