The service and the breakfast where really good. The room - out dated - didnt seems to be really clean - closet was broken - Bathmat was not functioning properly so high risk on falling out of the bath while getting out of the bath - The door on the outside (not the entrance) was not functioning properly. Could not be closed. - it was a 2 person room with 2 beds, after our questioning the beds where put together. Still 2 separate beds. - Mini bar was not filled.
Beautiful hotel, pool area, spa. The breakfast buffet is excellent. The staff is incredibly helpful and attractive. There's plenty of parking and the facility is clean and hip. The rooms are perfect, including a computer in the room. Not much negative to say, as this place is great, but the pool gets overly crowded with locals buying day passes and the never-ending deep house mixes booming from the speakers get a bit mind numbing after 4 or 5 days.

Friendly staff and the room we stayed. inexperience front office staff who couldn't give us proper information about sight seing, tax refund (even though they told us that we can reimburse tax), we spent unnecessary taxi fare to V&A Water front to collect our reservation tax Rand 700.00 which is not eligible to reimburse by the government, basically front office staff have no idea what can be and what cannot be reimburse. please advise them that tax refund is only the goods purchased from SA and carryng out of the country. also we booked full day table mountain for Rand 650 per person but we ended up paying 450 per person just for a half day, we just took the cable car and walk,basically we realized that we we hire a taxi to the cable car, ttl would hv been 460 for all.
Nice and modern, spacious room, central location, ideal for a week end in town
The hotel is in an excellent location with easy access to shops,bars and restaurants and Seapoint sea front. Parking is free in a secure park under the hotel. Cape Town is 5-10 minutes away by car or public transport. Our room was very comfortable and equiped to a high standard. It was quiet and enjoyed sea views. The staff were friendly and efficient. The buffet breakfast was adequate. As someone who has spent 40 years travelling (on business) and staying mainly in 5 star hotels I would rate New Kings very highly.

Excellent modern facilities at this brand new hotel. Very friendly and helpful staff. Well chosen breakfast with excellent coffee. Unfortunately my mattress was too "hard" and I found it difficult to sleep Everything is very new and hopefully this problem will "ease" as time goes on.
Wonderful place to stay. Great view, good location, excellent staffs, very comfortable just like at home. We stayed four nights. We'll definitely choose this place again when we visit Cape Town again.
The location was great It is a rip off. Far too expensive for the service available. The hotel is under reconstruction and should be shut down.Very poor conditions and does not work as a hotel .... It is more of a cheap B&B.
View and location. Nice atmosfere Our room did not have an in suite bathroom, I did not notice it when I booked the room but the private bathroom across the room was acceptable. The tv was to small and to few channels unless I didn't know how to work the remote. We didn't mind, since we didn't stay there to watch tv but this might be a factor.

Staff and the owners were very friendly and sincere. It was outstanding compared to other experiences I had in my life. The room was excellent. Spacious, great view and having a very nice balcony. Location is not in the very touristic spot of the city, but in between two main spots (Waterfront and Camps Bay), so the location was very good, it is located in a very beautiful district. Our overall experience was very good in that such a nice boutique hotel. If you have any expectation about the pool, it may not be satisfactory. Actually, it was not a matter for us.
Spacious room, bathtub was huge, friendly and helpful staff - always at hand for a restaurant booking/tour or any other request. Parking is in the facility itself. Strategic and safe location. The poor review submitted earlier by the mature Aussie couple doesnot do justice to this fine property.

The location of this guest house is superb. It is on a quiet road in a good area of Cape Town. It is easy to get to. It also has wonderful views of the ocean and Robben Island. The staff are very friendly and happy to help with any advice re restaurants which were also booked by them on our behalf. Would not think of staying anywhere else if we return to Cape Town.

The hotel staff were very helpful with excellent tips about Cape Town. Loved the environment and location with 1.5 hrs walk to Water Front with great scenary. the 2 shower heads in the bathroom were not comfortable at all.
From the time we arrived until the time we left we had excellent, very personal service and constant friendly and helpful attention. The decor is stunning and the hotel is spotlessly clean.The food was delicious and beautifully served. All in all it was a wonderful experience and i would definately recommend the O on Kloof to everyone.
Excellent location in Bantry Bay. Secure parking. Beatiful big house converted into a lodge. Particularly my room was large, comfortable and conveniently isolated. Breakfast was nice and abundant. Located in a residential area, you can expect the type of noises you hear in you backyard... lawn mowing, or some house improvement work. For such a large LCD TV, HDTV would be nice.
Nice staff. View. Room is too small. No TV. No bath robes for such price. No seating in the room.No fridge in room. No minibar for the price. Breakfast is exceedingly limited in choice. Pictures on the internet are deceiving.

We received a very warm welcome to this superb small hotel. It was clean comfortable and beautifully situated at Bantry Bay within 10 minutes drive of Cape Town waterfront. Breakfasts were delightful.
Amazing location and view, quite central (a couple of km's from waterfront), very nice & helpful owner, beautiful designed house, nice staff, definetely worth the money - so if you are willing to spend, do no hesitate to book!
Excellent, relaxed atmosphere - exquisite furnishings - amazing views. Hotel manager, a really nice, helpful chap but did have a bit of a downer on getting out and about and quite depressed us really but, don't be afraid -- we bit the biscuit and had a brill time! Ignore the expensive taxis, unless of course you don't want to see and feel the real culture of the place. Big tip - hop onto the red tour buses (stop is just 10 mins slow walk down the road towards Sea Point).
I loved the location and view. The house was beautiful as well as the furnishings - a little piece of heaven. Would definitely stay there again.
The friendly and helpful staff from security guard to the owner, we could not have been more comfortable or looked after better. The suite was from the top drawer superbly equiped and spotlessly clean. There was nothing we did not like about the hotel.
We stayed two nights to visit Cape Town. We had a great time in this lovely hotel! The location is very good, better than down-town CT, private parking. Although there is no breakfast in the hotel itself, you can find breakfast just around the corner. Very friendly personnel and clean and very comfortable room. There is no swimming pool, but the weather is not always suitable for swimming in Cape Town, and the city offers enough distraction to not think about swimming. So, everything was perfect!

What a wonderful experience! For the first time ever, our hotel turned out to be exactly as described on the website in every way - photos, descriptions, location, services, etc. Absolutely no disappointments or problems during our 5-night stay in Cape Town. If anything, it was even better than we had hoped for! Our penthouse suite was like something straight out of a magazine, with up-to-the minute furnishings, fittings and decor. The staff went out of their way to be helpful, and nothing was too much trouble. Our host, Oliver, gave us the VIP treatment in every respect. Their motto is 'Come as a guest, leave as a friend,' and that is exactly how we felt when we left the hotel on our last morning there. Thank you so much to all concerned! There was absolutely nothing we didn't like!
Very nice interior Although photo's of Seapoint was shown on the webpage of the Atlantic Affair Hotel, there was no seaview = infact we had a view of the posterior of another building.

good position for city
Their shuttle service is a great asset to those who have not hired a car. In our seaview room we could not see the sea if we were sitting down, and as the bedroom relied on borrowed light from the sitting room, it was dark. Better reading lights would be great.
Wonerful location and building. Well furnished . the lounge is looking a bit worn on the swag front. Dinner at night on the 22nd Feb was poor. The table was in a draught. The wine had to be returned as more than 5 flies in the carafe. The garlic butter was frozen solid and had to be returned. The service took more than two hours and we gave up ordering any more. The sweet dish was poor. I do realise the hotel had a really busy and succesful lunch but the evening service suffered from experienced staff.

I loved this hotel! It's very charming, good location, and the staff are very attentive. They offer a complimentary shuttle service, which came in handy. I found all the staff to be very friendly and helpful.

Friendly helpful staff. Courtesy bus to key locations with friendly driver. Car park on site ( though needs booked!). Meals on front terrace overlooking road and public open space was very pleasant. Pool area nice and relaxing with complimentary soft drinks. Maintenance - the air con and a window needed maintenance in our first room and it took a lot of complaining about the over heating to get moved room. Also the female waiting staff had stained blouses which gave a bad impression of kitchen hygiene. The hotel should launder them daily and inspect regularly.
It is an extremely quiet hotel - loved the old colonial style ambience.

From start to finish we were made very welcome and soon settled in. The bar area Harveys is superb and we had 2 excellent meals in the restaurant. Practicing the putting outside our room added to the feel good factor of the hotel!

Peace and Quiet, nothing was too much trouble, very friendly knowledgeable hosts and staff made us feel very special and welcome. Large spacious rooms very comfortable beds and very close to CBD, soccer stadium, a quick walk to the beach, fantastic find ! Oh and quick free internet a huge plus ! Fantastic value for money.....

The owners went out of their way to make us feel as comfortable as possible. Villa Costa Rose is situated in a quiet area but still close to the city centre.
The staff were friendly and very helpful. The room was clean and the decoration was simple but contemporary. The bed was pretty comfortable, and there is free Wifi. The location was good, particularly for getting to the V&A Waterfront. The best thing is their beautifully-presented and generous continental breakfast.
Felt very welcome and special. The luxury suite was just amazing , huge with balcony and great mountain views, huge very comfortable bed and jacuzzi bath. Just the best value for money! Location was suitable - walking to good restaurants was easy and convenient. Continental breakfasts were good, albeit exactly the same every day which was a bit tedious over a period of 6 days. The "shower room" off our bedroom was not convenient at all - inadequate fan, bad lighting, poor waterflow over basin, wet floor all over which had to be dried in order to use the toilet, basin, etc. - nothing that a showercurtain couldn't sort. Towels not changed frequently. No cable TV (poor for a 4* establishment). Other rooms were probably better - we took advantage of a winter special - probably we were put into the least comfortable room - also not good just because it was a "special".
Elegant and refined, simple and understated, luxurious and comfortable, with a very good and pecaceful energy : this is what Villa Costa Rose is all about ! When you are sitting in the beautiful white linen sofas in the cozy garden, by the pool, sipping on a nice cocktail, dreaming at the stars, you know you are in the right place !!! The service is discreet, gentle and efficient. Exellent value for money, fantastic room, handsome hosts, 10 minutes walk to the World Cup Soccer Stadium and slightly longer to the Waterfront, makes this an excellent location. we stayed in the supperior king which was a large spare and had a terrace which overlooked signal hill, lions head and table mountain ! Thanks for a superb experience !!!!

the design is amazing.... the pool is wonderful. the service is not as good as expected, and the breakfast was poor and they did not refill the food, only after we asked them.
I was upgradaed to a deluxe apartment which was absolutely immaculate, these apartments are amazing..5 star i would say..tv, coocking facilities, power shower..excellent cant fault it. very clean. Very quiet, not really a proper bar, if you want the hustle and bustle of a hotel this is not the place for you.

The staff were very friendly specially the manager "Ryan". Hotel clean, modern & pratical. lack of facilites at the pool & no WiFi in the room. No A/C in the bedroom.
Room was excellent with separate sitting room/kitchen and bedroom. Central location for Seapoint, which I prefer to being in CBD. Friendly staff, simple and adequate breakfast for quick getaway in morning. No holdups or queue for checking in or out. Good to have plenty of onsite parking in secure garage.

It looks pretty and they do serve a good breakfast. Service, if you press 9 at a hotel, you should be able to get the little basics and your reception could not even provide mini size toothpaste. You have comments block on the website when making a booking does anyone look at it, it was the night of my brothers honeymoon, and I booked there because of recommendation from other families, only to feel embarrassed, that they had single beds.

Good breakfast not far from Waterfront, and Table Mountain. We had a sea view from our room.Think it is was safer here at the sea front rather than staying in Cape Town city centre. Outside swimming pool was closed as we were there in the winter (July) The bar only sold bottled beer would have liked a pint of draught beer.

Antony, the owner of Blackheath Lodge was the perfect host, obliging, informative and extremely helpful. The room we stayed in was exactly what we like, the breakfasts were magnificent and the staff were all so nice. We have already told a number of friends and relatives who may visit Capetown in the future and sung the praises of Antony and Blackheath Lodge....highly recommended. No nothing negative at all.

Due to a double booking on the 31st Dec 2009, we accepted to be put up in an alternative hotel for that night, and in return we were offered a free accommodation upgrade. The staff was friendly and polite and welcoming with our young daughter. The breakfast was lovely. Considering the star rating of this place, it would be highly recommended to have a decent restaurant onsite. Room service and bar menu were provided, but the choice of food very basic for that type of establishment (to our understanding the bar staff was preparing the food some night). Overall, it is quite expensive.

Very pleasant interior, comfortable beds and excellently equipped kitchen The whole area is very noisy with high rise developments next door and lots of traffic noise; the pool area was not inviting to sit and relax.There were problems with the lift. On check in there was clearly a mix up in the rooms as they had a big group - I had requested a twin bed and there was only a double; the issue was very poorly handled at initial check in but was sorted later when another bed had to be moved in to the suite.
the service from the staff was excellent ,in paricular Dominique at reception.A very small quaint hotel that is great for a busines strip to cape town being a small hotel the facilities are not great, so there is not much to enjoy of the hotel other than the room to sleep.

This property and the other at Bantry Bay are my home away from home in Cape Town. The staff are genuine and helpful. The rooms are top knotch and the food perfect. The location could not be better for a morning (or evening) walk, run, rollerblade, bike! Nothing could be better....
