Convient to the area and good place to land after long flight and late arrival. Onsite parking is limited and the large rent car would not easily fit. The additional parking was not that much of an incomvience and did not have the worry of damage to rental car.
Everything was very easily accessible for cars or walking. Everything is close.
The seaside hotel is an older motel but quaint. Thr location is excellent next to shopping and nitelife and resturants Park your car you wont need to drive anywhere. The downfalls Are the beds are not firm more bouncy than most the Patio closes at sunset, boo........ It is not a highrise resorr But if your looking for an inexpensive weekend getaway this Is the place. I would stay there again

Location, location, location. Close to shops, restaurants, beach, tourist attractions. View of parking lot was not enticing. Noisy with school kids talking, smoking on balconies until late in the evening.

Felt like a fabulous vacation because of the Royal Kona Hotel.
Water leaks from above coakroaches in my first room, coachroaches leaping out at you from the main bar. You get to see and here the entertainment from your room every night even if you don't want to
The view was "pretty" good, it is kind of spoiled by the shabby exterior of the building however. The room looked like it was last remodeled in the 70s. Old spring mattress. The A/C dripped on the bed. There is no real beach just the little cove/lagoon.
Dirty and outdated. Charged extra for wifi and parking and had mold in shower.
The grounds and location are excellent. The staff can be a bit ambivalent. There is a huge difference in the quality of the rooms in the individual towers. The beds are just okay. This is NOT the Royal Lahaina
The view was amazing. Right in town... walk to the restaurants- no DUI after :) Staff is friendly. Huge wraparound lanai on my corner unit allowed the sound of the waves to permeate the room all night. I stayed on the lower level bay side. In the middle of the night some homeless people came and stole my lanai furniture. The bed was terribly lumpy and the furnishings were all dated. Room needs to be remodeled. But if they did this, I'm sure the price would be easily 25-50% more than I paid as the rest of the experience was very good. But seriously... Royal Kona, change the mattresses..
Great view and cozy rooms. Shower was way to small you couldn't turn around with out being entangled in the cold shower curtain.

Lovely location and great place to sit out and enjoy the view. Check in was very late due to delayed flight and woman was really warm and welcoming and helpful at 200am. Couple of the housekeepers were also really friendly and welcoming. Didn't have the buffet breakfast but it looked pretty good value for $20 and the coffee was good. Rooms are really grimy, halways are filthy, daytime staff could give a stuff whether you are enjoying your stay or not. Won't stay there again, it is just a printing press for some outfit that does the bare minimum in upkeep and staff hiring.

I loved the architecture of this place and the staff was very accommodating in making sure we had a great view and a high floor. The waves were crashing below the lanai and made for a great sleep! And the view can't be beat! The restaurant/Mai tai bar is a hopping place (at least when we were there) and had great food and an amazing selection of tropical drinks to get you in the mood for the islands! It seems to be an older hotel and is a little dated and worn, decor-wise, but the bed was comfy enough. Parking is a little confusing and costs10$/day as does wireless internet, but there isn't a resort fee. My att signal was nonexistent in the room but fine everywhere else.

All the management and front desk staff we absolutely pnenominal, couldn't have ask for nicer and more accomodating people. The folks that live there full time didn't treat us any differently than if we were fulltimers too. Great on short notice. Thanks!! That we had to leave Hawaii.When you drop in on someone on short notice and are only staying overnight- there sholdn't be any complaints- so, we liked everything. Thanks again and we will be back.
I love the bed and comforter. The swimming pool is awesome. The condition of the room is overprice. Maybe get renovation for all the guest room and update everthing to make it's worth $260 a night. If it's more reasonable I would recommend this hotel.
It is a beautiful resort, peope are very friendly. The additional charge per day. Charge is for parking use of telephone etc. Don't use the phone and if no car why do you have to pay this? Plus then you get limited cleaning service but an additional $200+ is added to your bill. If you are paying the amout you pay for the resort, parking should be part of it . Bar at pool closes too early. No discount on activities for guest to do different tours, found that surprising. Usually you get at least 10% off if you book through the hotel

Has a great ocean view!! Very good! Generally, everything is good. However, it seems the wall at my room (i.e., room 3425) is not a sound proof wall. During my stay, I was always waken up by my neighbor’s TV sound in the very early morning, i.e., five o'clock and every morning. I am disappointed about this.

Good location Additional Hotel Fee. They had a list of what it helped include - but most of the items are often included in other hotels (or not needed: ex: 30m long distance - most people have cell phones these days)
Generally everything was excellent with the exceptions below. The following facilities were in need of replacement: pool tables, some pool furniture, the thatch on shade structures. If the Sheraton asks for comments I will repeat these comments to them.

Amazing location, beautiful grounds, friendly staff, soft sheets, the manta rays viewable from the ground floor restaurant at night - The surprise $30 "resort fee" at check-in for wifi, the bottled water in our room, and a bunch of resort programing like hula classes - The dirty sink
the location all the hotel-restaurants were closed on Sunday evening during my stay... only the bar was open... so I got a sandwich :-(
The windows don't block the light very well
My wife and I arrived at Kona around 9pm local time and the Courtyard was a convenient location in the direction we were going. We were not at the hotel long enough to fully appreciate. It was comfortable and was our first experience of Hawaii in the daylight. How could that be anything but great. If we had stayed longer, the balcony view was of the roof and other balconies. You could strain your neck to see water.

We arrived in Kona in the evening, having traveled for 18 hours. This was a perfectly good place to stay for the night before taking off for our circumnavigation of the Island. Clean, comfortable, convenient. Breakfast was $22.95 a person - but there is a IHOP just up the street that suited us better.
charged me 250 fee for smoking on balcony when checked out，but they didn't warn me at all when I checked in.
we made reservation for a bed room with living room online. when we checked in, there was no living room. the staff at front desk insisted that the small table and a chair one foot away from bed was the living room. what a rip off.
Paid $300 for an "ocean front" room, which turned out to be facing the ocean but on the 2nd floor, partially blocked by a tree and by the roof of the first floor. The shower handles, are placed on the side of the shower so that if you're not mindful of where the shower head is pointed, turning the shower on will get you soaked. At least in room 201, there was no tub, which was disappointing. Save your money and unless they guarantee you a spectacular view of the ocean, just pay for a regular room.
It was clean, the staff was extreme helpful and warm. Nice reception. Hotel looked very nice Bed was a very uncomfortable. Both myself and wife woke up very sore. i could feel all the springs, not a comfortable experience.
Loved the rooms, location, the pool...except everytime we ate there we only saw our waitress once. Both times we had to get up and ask anyone how to pay so we could leave. I loved staying there, I just don't think I'd eat or drink at their facilities due to slowwwwwe services.

Absolutely magical place. One of the best resorts I have visited in a long time. As a gay couple I would highly recommend it. The service was top notch and all the rooms faced the ocean. It's best to stay at the resort and experience all the services and restaurants to get the full luxury experience. We got upgraded to an ocean front room and enjoyed the stay so much we defiantly will be coming back. The prices are very high to stay at this resort and I searched the Internet for the best rates and honestly found the best prices on Kayak.com
This place has been around for ever. The location is awesome….very close to all the bars and restaurant. The breakfast is simple, but sufficient. It's not the prettiest place I've stayed at, but what can you expect when you're seeking a budget stay. Anyone who complains about this place should go elsewhere and spend 2-3 times the amount! Theres also a cool farmers market with all the fruits and veggies you could want along with arts and crafts for sale. The rooms are plenty clean and quiet, the staff is friendly and helpful.
Place was inexpensive, check in was okay then service hot better. For the price was good. My purpose was to spend very little time in hotel area. So it was good.

Location is good, right on Ali'i drive Our hotel room was on the ground floor, as soon as you enter the room it smells like mildew and wet carpet. The sink in the bathroom did not drain, there was a broken tile in the shower, there were roaches - both big and small, the lanai doors and the bathroom doors were unable to close or lock properly. Unfortunately this was the ONLY hotel available (for obvious reasons). Uncle Billy's is like a landmark, it's been here forever but it needs a serious renovation - will NEVER stay here again, we'd be better off camping
Personal was very family. Room wasn't ready . Checked in about 3:30 was told room is not ready to come back in 1 hour.
The bed were comfortable & there were plenty of pillows. The location related to restaurants & shopping was great. The bathroom facilities in our room showed their age as the tin had been patched rather than replaced. The e cleaning ladies did not always replace items that had been used.
Location is right on busy Alii Drive. Decent pool area. Worn out buildings. View is of rundown buildings surrounding. Facility is desperately in need of repairs and maintenance. Staff was polite, but not helpful, no aloha. Tiny bathroom, old shower.
Friendly staff. Cheapest price. Cool layout and great location. When we checked in, counter staff told us about free parking in the adjacent parking lot (instead of pushing their paid parking), which was a nice touch. The room was pretty worn down, and has 't been maintained as well as it could have been. Free breakfast was pretty limited.
Location was very convenient to downtown and walking to restaurants and shopping hotel is old but fairly well maintained. Carpet was dirty. I had to wear my shoes in the room. I checked in to my room at 4:30 and the room was still not ready. Overall it was okay for the money.
I liked the location of the hotel it was in a great spot for all the shops and restaurants. The hotel was very outdated. Very low quality just a very cheap and old building that could be very beautiful if they would spend the money to update it. Also the "breakfast" was literally just toast. For over 100$ a night you could at least feed us in the morning.
Staff was friendly, we checked in late so only one receptionist on. Clean enough. Rooms are older. The beds were very springy, we weren't given enough towels. We had three people in the room but was only given two sets. Had to go to front desk to get more. Second night my husband and I just shared a set.

Exquisite! Paradise! This facility is outstanding! It was more than I expected! Very plush, tranquil ponds and water falls with lots of exotic plants, fish ponds, beautiful beach front and grounds! Inside is beautiful and well maintained. Good breakfast buffet selection and menu items. A little pricey, but all of Hawaii is pricey! Loved our stay and look forward to returning! Aloha!

We stayed Sunday-Weds and it wasn't crowded/busy at all and so relaxing. We loved the grounds of the resort and the open/airiness of the hotel. We walked arounds all the ponds and looked at the fish and enjoyed the cabanas on the beach. Although we didn't as much advantage of it, there are free workout classes (yoga, pilates, etc) and free usage of the snorkel gear, kayaks, and bikes. The shuttles that can take you to the Fairmont, the Shops (with grocery), and the gym/spa was very convenient. Everyone was very friendly at the hotel. We had an ocean view room where we could view the pool area too and we were able to watch the gorgeous sunset from our balcony every night. Our king bed room was very spacious with double sinks. I would definitely stay here again. Not a huge deal, but there were some ants in the bathroom and when I left a can of juice out on our coffee table. We also ate at the Honu bar (spelling?) the new bar and it was just the 2nd night it opened. The food and drinks were overpriced for the atmosphere of the bar, which looks like it was put together with random leftover furniture. I think if they invested more into the ambience the food/drink price would be better matched or keep that space as a casual cafe. It would be nice to have a more casual priced restaurant at the resort, where you could grab coffee, drinks, and sandwiches. I felt like the eating options were limited.

I used to love this place - the funky retro vibe was kitchy and the staff used to be super friendly. Now? Not so much. I was attacked by what I'm guessing are bedbugs and the front desk had no reaction whatsoever. As a repeat guest they used to upgrade me all the time - this time I asked about it and was told different things (they don't do that anymore, the rooms weren't available, check back later). Meh - there are better options on the island.

Bought our stay through kayak. Misread the email regarding breakfast, and we thought it was included. Food was crappy, but we thought nothing of it because we assume it was free. Got stuck with a 66$ bill, and when we went to inquire at the front desk they eventually said "sorry we didn't screw up, you did". Worst part is they had a promotion that if you stayed 3 nights you got the 4th for free, and 4 nights would have qualified us for free breakfast. The resort itself was gorgeous, but everything in the area was over priced and sub par. Even the surrounding mini mall is poor value, since everything is catering to the resort. We averaged spending 200$ a day on food, for what was the equivalent of whole foods level food. The view was nice, but will not be returning. Would not recommend
Lush landscaping, multiple fish and turtle ponds. Loved the balcony, ocean view. Secluded quiet beach. We went in October so it was not crowded. The breakfast buffet was great. The valet service was exceptional. Snorkeling right there. Not enough restaurants. Although the entrance and lobby was grand, it looked a bit shabby. Missing tiles in the hot tub, general upkeep stuff. The room was small even though we paid for high end room.
Resort facilities were amazing and staff was exceptionally helpful. We will be making this our annual vacation. Rooms could use updates, but any time we told the staff of any issue they immediately took care of it and went above and beyond to make sure we were happy.
Facilities clean and well maintained for older facility. Rooms comfortable Staff friendly VERY EXPENSIVE for what you get The $25 resort fee gets you snorkeling gear and thats about it. Everything else costs extra. This is not a place to bring kids. There is very little to do here besides swimming. Food choices are limited. There are 2 expensive restaurants ($100/person), and 2 grills that serve burgers and flatbread pizzas. Clientele are mostly older, childless couples. The wind blew continuously- Might be normal for November? Reefs are in bad health and only saw about 5 species of fish There is nothing to see in the near area. Very isolated. Volcano National Park 3.5hr, Mauna Kea Observatories 1.5hr Rainbow Falls 1.5hr, Hilo 1.5hr, Kona Airport 20min

Right on the main strip of Kona, but you probably won't see the water from your room. I accidentally booked this instead of the Royal Kona and they wouldn't refund me even 10 minutes after I made the reservation. I got there and there are gates on all the doors and just feels depressing. Instead of looking out on the water, you'll be looking at what feels like a project development in Detroit.
The view and quiet. Nice patio to hang out on. The staff was combative when we asked for more towels and toilet paper.
Secluded private house on top of the hill, away from crowds and traffic. You are alone with the nature among singing birds and vast, almost tropical forest! Clean, spacious with your own private bathroom. Very welcoming staff! One thing I would mention is the easy entrance door access or maybe even private door entrance. One time we thought we were locked out because there was another guest staying.
